Multi-Family Shingle Roofing Project with Complex Slope Transitions

Phoenix Roofing Services completed a full shingle roof replacement at Siena Townhomes in Celebration (Kissimmee), Florida, totaling approximately 13,600 square feet across one multi-family building.

While this project may appear straightforward from the ground, it presented several technical challenges that required careful planning and system-specific installation methods — especially due to the building’s transition from low slope to steep slope roof planes.

Managing Low Slope to Steep Slope Transitions

One of the defining features of this project was the roof geometry. Portions of the building transitioned from approximately 4:12 pitch (low slope) to 9:12 pitch (steep slope).

These transitions are critical in multi-family roofing projects because:

  • Low slope areas are more vulnerable to wind-driven rain

  • Water flow concentrates differently at slope changes

  • Underlayment requirements vary by pitch

  • Shingle fastening patterns must be adjusted per manufacturer specifications

To properly address these conditions, our team installed Polyglass self-adhered underlayment in low slope and high water flow areas. Self-adhered underlayments provide superior secondary waterproofing protection, especially in areas where water exposure is more likely.
